Residential Home Inspection

Starting at $525

With a Residential Home Inspection, homebuyers will receive a comprehensive written report, verbal walkthrough, and a home maintenance summary with digital color photos. In addition to highlighting areas of concern, reports include extensive descriptive information about the home, as well as tips for maintenance. For pre-listing inspections, home sellers will additionally receive a courtesy one-time revision of their report for repairs completed.

Comprehensive Verbal Walkthrough

Starting at $350

Don’t need the the paperwork? We’ve got you covered. Our inspectors will take the time to walk you through the results of your inspection in real-time! No need to wait for your inspection results - they’ll show you the issues they find in your home, offer their expertise on how clients typically resolve the issues, and also provide color photos for your records. This is a great opportunity for homeowners to learn all their home maintenance needs, right on the spot, and without the paperwork that details the same information. If you’re thinking of waving an inspection on a home purchase - don’t! Do this instead - you won’t regret it!

Home Maintenance Summary Package

Only interested in what’s going wrong, is hazardous, or unsafe? Thinking of renovating or turning your home into a rental? Condo Inspection

Starting at $450

A comprehensive verbal walkthrough (see description above) of your condo, including color digital photos). To additionally receive a comprehensive written report and a home maintenance summary, prices start at $445 (online discount applies!) and increase with unit size.

New Construction Inspection

Starting at $525

New Construction homebuyers save $50 on top of the $100 Residential discount. You just invested a lot in your house - you deserve to know that you’re getting your money’s worth, and how to protect your investment in the future. In addition to $150 off for booking online, New Construction homeowners receive a comprehensive written report & verbal walkthrough, a home maintenance summary, and a builder’s summary (to send to your builder), along with digital color photos.

Home Warranty Inspection

After a new construction build, your home has 11-months to settle before it’s time to settle up with your home builder. Let us discover and report in detail every improvement and repair that your builder is responsible for completing. With an 11-month Home Warranty Inspection, homeowners will receive digital color photos, a verbal walkthrough, a home maintenance summary, a builder’s summary (to send to the builder), and a comprehensive written report. Your home investment warrants our home inspection!

Sewer Scope Inspection

Starting at $199

Full color video with audio - we’ll detail any problems or potentials associated with your sewer line so that you can anticipate any costly or disastrous issues. Schedule an independent sewer scope for $250 or as an add-on to a home inspection for only $199.

Don’t know whether your home inspection needs a sewer scope? No problem - just ask us! Our recommendations are based on the age of the home’s line, the symptoms of disrepair, and the homeowner’s investment needs. Unlike our competitors, we do not upsell a sewer scope for homes in newer-construction planned communities. We may, however recommended this service for homes or sewer systems built before 1995.

Environmental Testing

Starting at $250

Attention Renters, Buyers, Property Managers, and DIYers! Schedule sampling & testing for mold, lead, or asbestos in your home or rental. Additional samples $99/sample. 2-3 business days for results. In a rush? Ask us about expediated testing and we may be able to get your results as soon as later that day!

Mold: We highly recommend sampling of all visible or suspected molds or bio-growth in any home (especially in moist areas and environments), and particularly for residents with health issues or compromised immune systems. Mold is found in homes throughout the Pacific Northwest, most commonly in bathrooms, kitchens, laundry rooms, attics, crawlspaces; in homes without adequate insulation, ventilation, or vapor barrier; and upon other damp/dark surfaces in the home.

Lead & Asbestos: Lead testing may be recommended for homes built before 1978, and asbestos testing for homes built between 1930 and 1970. If you are or are planning to update your home using a contractor or “big box store”, they may require asbestos testing before they’ll begin work.
